Home maintenance guide
A practical home maintenance checklist for Norfolk properties.
Regular checks help catch water, weather and wear problems before they become disruptive repairs.
Norfolk properties face wind, rain, coastal air in some areas and long seasonal changes. You do not need to inspect everything every week. A simple routine through the year is enough to notice most visible warning signs.
Monthly checks
- Look beneath sinks, around toilets and near appliances for damp, staining or slow drips.
- Test smoke and carbon monoxide alarms in line with the manufacturer’s instructions.
- Notice doors, locks, taps, switches and fittings that have become loose or difficult to use.
- Check that extractor fans work and that condensation is not building up around windows or bathrooms.
Spring
Winter weather can expose weak seals, loose exterior fittings and blocked drainage. Walk around the property and look for damaged fence panels, slipped gutter joints, cracked sealant, peeling exterior finishes and signs that water has tracked indoors.
Inside, check areas that were hidden by furniture during winter. Musty smells, dark patches or lifting finishes should be investigated rather than simply painted over.
Summer
Drier conditions are useful for planned exterior work, decorating and ventilation improvements. Check timber finishes, gates, fences and accessible roofline elements from ground level. Do not climb onto roofs or use unsafe ladders.
Summer is also a good time to deal with small internal repair lists before the colder months return: sticking doors, failed bathroom seals, dripping taps and damaged flooring edges.
Autumn
Clear visible debris from safe, accessible drainage areas and check that rainwater flows away from the building. Look at gutters from ground level during rainfall for overflowing sections or water running down walls.
Check external doors and windows for draughts or failed seals. Make sure you know where the main water stop tap, consumer unit and heating controls are located before an emergency.
Winter
Pay attention to active leaks, frozen or damaged outside pipework, storm damage and changes to electrical systems. Never ignore burning smells, repeated tripping, exposed wiring or water near electrical fittings.
If a problem cannot be made safe, use the emergency property repairs page and call for advice.
Keep a simple property record
Photographs, dates, model numbers and previous repair details can make future diagnosis faster. For rented or managed properties, keep access information and the responsible contact current.
